Built 1887 and located at 15 Ropes Creek Road, Mt Druitt.

Victorian style. Built by Robert Kennedy and named after his wife, Margaret nee Howard. A large house surrounded by native trees. Now a private residence. Robert arrived from Ireland in 1859 and Margaret, likewise of Ireland, arrived in 1861. They married 1864. Around 1890, while at home, Robert and Margaret were held up by bushrangers, who were captured soon afterwards. At the time Howard Villa was constructed, the Kennedy's had retired and were living off income from properties around Redfern, Sydney.

A large Victorian Italianate brick house with parapet quoins and slate roof. The house is designed in an "L" plan with a bull-nose verandah to one side supported by decorative lacework and posts. The gable has decorated barge boards. The house contains six rooms and originally had a cart shed and stables at the rear.
